North Charles Village Planned Unit Development (PUD)
PUD Amendment
Working with the larger Charles Village Community, SBER has prepared an amended version of the North Charles Village Planned Unit Development (PUD). This came about through numerous meetings with the Charles Village Task Force (CVTF), the PUD Design Review Committee and other community groups. The most significant changes involved the composition of the retail uses allowed.
Working with the CVTF, we identified a number of uses, not currently allowed by the PUD, that the community desired to see. This included permitting a college bookstore such as the one proposed for the corner of Saint Paul and 33rd Street. Another change was to permit live entertainment as an accessory to bookstore or restaurant users. What this means is that live music or poetry readings are allowed are specific locations, but a live entertainment venue is not permitted.
Finally, the amended PUD permits restaurant liquor licenses such as those already in place at Niwana, Ruby Tuesday and Rocky Run while also allowing, with significant restrictions, a single wine store such as Bin 604 or Chesapeake Wine.

Charles Village Office Hours
In order to to be more available for community questions about the proposed Charles Village projects, SBER will conduct "office hours" throughout September. Members of the development team will be located at Rocky Run, 3103 Saint Paul every Monday after Labor Day to present information and respond to questions. We will alternate between afternoon and evening hours to accomodate the most schedules.
